Hot on the heels of GuocoLand’s Midtown Modern launch, Singapore-listed property developer City Developments Ltd (CDL) is launching Irwell Hill Residences this weekend, starting Apr 10.

The 540-unit development, situated in prime District 9, is minutes away from the upcoming Great World MRT station and the Orchard Road shopping belt. Here are five facts to know about the property.

IT BOASTS GREEN ARCHITECTURE INSPIRED BY NATURE

Irwell Hill Residences is designed by Dutch architecture firm MVRDV. It is the firm’s first residential project in Singapore.

The units are housed in two 36-storey towers which boast a champagne gold pixel-patterned facade. Designed for sustainability and wellness, the towers are located on an elevated terrain that integrates with four existing heritage rain trees.

The architecture also connects the botanical landscape with the outdoor spaces of the balconies to create a green dwelling experience. Within the apartments, sustainable touches are incorporated in the design.

80 PER CENT OF UNITS ARE 1- AND 2-BEDDERS

Around 25 per cent of units at Irwell Hill Residences are studios, 1-bedroom and 1-bedroom-plus-study units, ranging in size from about 400 sq ft to 660 sq ft. Two-bedroom and 2-bedroom-premium units, ranging from 600 sq ft to 800 sq ft, make up another 55 per cent.

This might bode well for the success of the development. During Midtown Modern’s launch weekend, 1- and 2-bedroom units were the most popular, accounting for 90 per cent of the 340 units sold. Buyers were predominantly investors, looking for their second or third property.

THERE ARE THREE 4-TO-5 BEDROOM PENTHOUSES

During its launch weekend, one of two penthouses at Midtown Modern was snapped up. The 3,520 sq ft, 5-bedroom penthouse was sold for S$14.83 million.

The smallest 4-bedroom penthouse of 2,185 sq ft at Irwell Hill Residences, however, is priced from S$9 million (S$4,119 psf), while the biggest 5-bedroom penthouse of 2,605 sq ft is north of S$10 million.

PRICES START FROM S$2,500 PSF

Prices of the other units at Irwell Hill are relatively attractive, starting from around S$2,500 psf. The studio apartments are priced from S$998,000 (S$2,508 psf), while 1-bedroom units start from S$1.1 million.

On the other hand, the 2-bedroom and 2-bedroom premium types start from S$1.4 million, and 3- and 4-bedroom units are priced from S$2.1 million. The largest of the 4-bedroom premium units (with a private lift) starts from S$4 million (S$2,582 psf).

Notably, other District 9 properties in the area were launched at slightly higher prices. The Avenir, located on River Valley Close, was launched in Jan 2020 with prices starting from S$2,930 psf. The 140-unit RV Altitude was launched in early 2019 at S$2,800 psf.

THERE ARE WORK-FROM-HOME FACILITIES

In tune with today’s changing working landscape, Irwell Hill Residences features facilities designed to aid residents in working from home. Apartments come with thoughtful touches that allow one to transform spaces to accommodate working from home.

Function rooms on the property are also equipped to host meetings and conferences. Irwell Vista, located on Level 24 of both towers, features Vista Co-Work, a purpose-designed workspace exclusively for residents. The bespoke workstations are equipped with Wi-Fi and charging points, in a setting that offers a view of the sky framed by greenery.

With a renewed focus on health and wellness, the development also boasts three pools (Spa Pool, Club Pool and 50m Infinity-Edge Raintree Pool) as well as a state-of-the-art Gym at Irwell, elevated above road level.
